When a mold inspection makes sense
There are a handful of situations where an inspection is genuinely worth it. The most common is a musty smell with no visible source — mold you can smell but can't see, often hiding behind walls, under flooring, or in a crawl space. Another is past water damage you're unsure about: a leak or flood that may or may not have been fully dried, leaving hidden moisture behind.
Real estate is a big one. Buyers want to know what they're getting; sellers want to resolve issues before they derail a sale. And health concerns matter too — if someone in the home has unexplained respiratory symptoms that improve when they leave, an inspection helps determine whether mold is a factor. What our inspection includes
We start with a walk-through and a conversation about your concerns, the home's history, and any past water events — context that tells us where to look. From there we perform a visual inspection of the likely problem areas: basements, crawl spaces, attics, and the zones around plumbing, windows, and rooflines where moisture tends to collect.
We also check for hidden dampness the eye can't see, because moisture is what drives mold and where there's hidden moisture there's often hidden mold. What we don't do is air or surface sampling and lab analysis — we're a remediation company, not a testing lab, and we'd rather you not pay for tests you don't need. You finish with a clear picture rather than a vague worry.
Inspection vs. testing — and why we don't sell testing
People often assume they need mold "testing," but testing and inspection aren't the same thing. A thorough visual and moisture inspection usually tells us what we need to know. Lab testing — collecting air or surface samples for analysis — is something we don't offer. When it's genuinely useful, such as a real estate transaction, a medical situation, or clearance after remediation, we'll say so and point you to an independent testing company, so the results are unbiased and nobody is grading their own work. Many of the testing companies in Michigan send us their remediation jobs, and we're glad to work from their reports.
After the inspection, you get a clear explanation of what's there and your options. If remediation makes sense, we can scope it for you. And if it doesn't — if the honest answer is that your situation is minor or not really a mold problem at all — we'll tell you that too. That straightforwardness is a big part of why we get referred by realtors, property managers, and other professionals.
