- Free consultation
- 10-year warranty
- Straight answers, no scare tactics
Of all the mold problems we see in Michigan, attic mold is one of the most misunderstood. Homeowners discover dark staining across the underside of the roof and assume they have a roof leak or a mold infestation to scrub away. Usually, the real culprit is ventilation — warm, moist air from the living space reaching a cold attic and condensing on the sheathing, day after day, through a long Michigan winter.
That's why it pays to understand what's going on up there, not just scrub the staining. Elliot Environmental removes the mold from the sheathing and framing properly — contained, treated, and HEPA-cleaned — and we'll point out the ventilation issues we see so you can have them corrected and keep the attic dry going forward.

Why attics grow mold in Michigan
Attic mold is a moisture story that plays out in cold climates like ours. When warm, humid air from your kitchen, bathrooms, and daily living rises into a cold attic and hits the frigid underside of the roof deck, it condenses into moisture. Wood plus moisture plus time equals mold. You'll often see it worst on the north-facing slope, which stays coldest.
The most common sources of that warm, moist air are bathroom exhaust fans that vent into the attic instead of outside, gaps and bypasses that let household air leak upward, and inadequate attic ventilation that can't move the moisture out. Blocked soffit vents — often buried by insulation — are a frequent offender, because they choke off the intake airflow the attic needs to stay dry.
How we remove attic mold
We start in the attic, assessing how far the growth extends and noting the ventilation or moisture conditions behind it. Before any removal, we protect the living space below and set up controls so nothing spreads down into the home during the work. Attic remediation is dusty, spore-heavy work, and containment matters.
The mold is then removed from the roof sheathing and framing, and the surfaces are treated and HEPA-cleaned. We don't do the ventilation work ourselves — mold is all we do — but we'll tell you plainly what we found: a bath fan venting into the attic, buried soffit vents, not enough airflow. Have those corrected and the attic stays dry, which is what keeps the mold from coming back. Our removal is backed by a 10-year warranty.
Attic mold, home sales, and your health
Attic mold has a way of surfacing at the worst moment — during a home inspection when you're trying to sell. Inspectors routinely check attics, and visible mold on the sheathing is a common deal complication. Addressing it ahead of time, with documentation of the work, keeps it from derailing a transaction.
While attic mold is often less of a direct daily exposure than mold in a living space, it's still a sign of a moisture problem that's damaging your roof structure and can migrate. Left alone, it continues to spread across the sheathing and the underlying condensation keeps working on your framing. The sooner it's dealt with, the less remediation you need down the road.
What attic mold removal costs and includes
Homeowners always want to know the cost, and the honest answer is that it depends on how far the growth has spread and what's driving it. A small area caught early is a very different job from mold across an entire roof deck fed by a major ventilation problem. That's exactly why we start with a free consultation and a documented scope — so you know what you're paying for before any work begins.
A proper attic remediation includes the removal itself, treatment and HEPA cleaning of the affected surfaces, containment to protect the living space below, and a 10-year warranty on the work. We'll also document the work, which matters if you're selling. What it should never include is a scare-tactic upsell. If your attic mold is minor, we'll tell you that, and we'll tell you what to keep an eye on.

Attic Mold Removal FAQs
Almost always because warm, moist air is reaching a cold attic and condensing — from bath fans venting into the attic, air leaks, or blocked soffit ventilation. Correct the airflow and the mold stops coming back.
It can. Spores and moisture can migrate, and it points to a ventilation problem that's also working on your roof structure. Home inspectors flag it, so it's best addressed before it spreads or complicates a sale.
No — we remove the mold, and that's all we do. We'll point out the ventilation problems we see so you can have a roofer, insulator, or HVAC contractor correct them; otherwise the problem tends to return the next cold season.
It depends on how far the growth extends and what's driving it. We give you a clear, documented scope after assessing the attic during your free consultation — no scare tactics, no guessing.
Any significant indoor mold is worth addressing, and attic mold signals an active moisture problem. We'll give you a straight assessment of what you're dealing with rather than overselling the risk.
